# How Much Does It Cost to Remove a Wall? Open Floor Plans in Northern Virginia

Opening the wall between the kitchen and the living space is the single most transformative move in a Northern Virginia colonial or split-level — and one of the most misquoted. The honest answer on cost: **a non-bearing wall can come out for a few thousand dollars; a load-bearing wall with a properly engineered beam typically runs $10,000–$30,000+** once you include the part everyone forgets — the finish work.

## Load-bearing or not? How to tell

Rules of thumb (verify before swinging anything):

- Walls running **perpendicular to the floor joists** above are usually bearing.
- Walls stacked above a basement beam or wall are usually bearing.
- Exterior walls are always bearing.

The only real answer comes from opening a small section and checking the framing — which is why this determination belongs to your contractor and, for bearing walls, a structural engineer. Guessing wrong is catastrophically expensive.

## What removal actually involves

1. **Engineering.** For a bearing wall, an engineer sizes the beam (LVL or steel) and the posts that carry it to the foundation.

3. **Temporary support.** The ceiling is shored while the wall comes out and the beam goes in.
4. **What's inside the wall.** Electrical, plumbing vents and HVAC runs hiding in that wall must be rerouted — often the biggest cost variable.
5. **The finish work.** Patching hardwood where the wall stood, blending the ceiling, matching trim — the difference between "a wall was removed" and "the house was always like this."

## Flush beam or visible beam?

A **flush beam** tucks into the ceiling framing — the seamless, fully open look, at more cost. A **dropped beam** below the ceiling is simpler and can be wrapped as a design feature. In homes with 8-foot ceilings we lean flush: dropped beams eat visual height.

## Is it worth it?

For 1970s–90s floor plans, almost nothing changes how a home lives — and shows — more per dollar. ### Can I remove a load-bearing wall without a permit?

No — and you wouldn't want to. Unpermitted structural work surfaces at resale and voids the paper trail that proves the beam was engineered.
